Commercial Real Estate & Convenience Retail

Broker. Operator. Technology Builder.

I work at the intersection of commercial real estate and convenience retail — brokering gas stations and net lease investments, operating stores, and building AI-powered tools that are changing how deals get done.

Building at the Edge of CRE and AI

I'm Michael Salafia, founder of STAX Real Estate, a commercial brokerage focused exclusively on gas stations, convenience stores, and net lease properties across Florida. I also co-founded Re-Up, a convenience store operating company, giving me a perspective that most brokers don't have — I understand these assets from both sides of the transaction.

What sets my practice apart is that I'm an agentic engineer — I build the AI systems that power my own brokerage. DealNgn is the proprietary AI platform I created to automate deal sourcing, owner outreach, document generation, and buyer matching. From automated research to AI-generated offering memorandums, every part of my deal pipeline runs on technology I've engineered from scratch. I'm not waiting for the future of CRE — I'm building it.

I'm a recognized voice in the convenience and fuel retail space — featured on the cover of Commercial Construction & Renovation magazine for Re-Up's pioneering approach to AI-powered store operations, a published contributor to NAIOP Development Magazine on data-driven NNN investment strategies, and a speaker at C-Store Decisions, C-Store Connect Conference, and ReFuel Forum on how artificial intelligence is transforming convenience and fuel retail.
